A new plan for homes on the southern edge of Gaydon has been lodged two years after a bigger scheme on the same land was thrown out at appeal. Hayward Developments Ltd wants to build nine houses and bungalows off Edgehill View, the close it built next door in the late 2010s. Two neighbours have objected so far. Comments on the Gaydon housing plan are due with Stratford-on-Avon District Council by Thursday 29 October (its newspaper notice runs to 5 November), and the council aims to decide by 18 November.
What’s planned
The full application (26/02390/FUL) covers about 1.3 hectares: the old building compound for Edgehill View and a field beyond it, with houses on three sides. It proposes a mix of houses and bungalows with two, three and four bedrooms, set in the middle of the site. Edgehill View would be extended from Kineton Road, with a new culvert over the stream on the boundary. The plans also include three areas of open space, a drainage pond, solar panels on the homes and improvements to the public footpath that crosses the site. Instead of affordable homes on site, the developer would pay towards affordable housing elsewhere.
Why it’s back
A 2021 application for 23 homes here, 16 of them for local needs, was refused in February 2023, and the appeal was dismissed in September 2024. According to the developer’s planning statement, the inspector found conflict with policies against market housing outside villages, harm to the wider landscape from the layout, some harm to the setting of The Leys (a Grade II listed house about 30 metres away), too little parking and possible drainage problems.
The agent, Stansgate Planning, says things have changed. The council accepts it can’t show a five-year supply of housing land, so its rules on where homes go carry very limited weight under the 2026 national planning rules. The draft South Warwickshire Local Plan also proposes allocating this field for 23 homes. The new scheme is smaller, keeps the lowest buildings near neighbours and The Leys, and comes with a flood risk assessment and flood modelling. Its heritage consultant puts the harm to The Leys at no more than “the very lowest level”.
What consultees and neighbours say
- County highways: no objection. Edgehill View is a private road and unlikely to be adopted, so the new road would stay private too. A road safety audit is recommended.
- District bin collections: recommends an objection until every home has a collection point and it’s clear whether the roads will be adopted, because bin lorries don’t use private roads.
- Environmental health: no objection, subject to testing the ground for contamination first.
- Ramblers: no objection, as the footpath would be marked and kept.
Both public comments so far object. Their concerns include traffic and noise at the narrow entrance, building traffic on a private road that residents pay to maintain, poor visibility where Edgehill View meets Kineton Road, flooding and who would look after the brook, the open countryside, privacy and the setting of The Leys. No reply from Gaydon Parish Council or the full county ecology response is on file yet.
