Nine new homes could be built behind Brooklyn House on High Street in Broom, the village between Bidford-on-Avon and Stratford, using the driveway that now serves three houses. Every resident who had commented by 25 October objects, mainly over traffic on the narrow High Street. Stratford-on-Avon District Council’s consultation on the Broom housing plan runs until 13 November, and it aims to decide by 11 December.
What’s planned
The outline application (26/02268/OUT) was made on behalf of the family trust that owns the land. It would knock down a shed, a barn and a polytunnel and build nine detached homes on about 0.89 hectares behind 51 High Street, keeping the house itself. Only the access is to be decided now. Layout, size, design and landscaping would follow in a later application, so the drawings by Studio Spicer Architects of Stratford are only a guide.
The tree survey records 70 trees, groups and hedges. The illustrative layout would remove all or part of 38 of them, mainly for the road and plots, though the architects say it keeps more than an earlier version.
The applicant’s case
The site is inside the new village boundary drawn for Broom in the draft South Warwickshire Local Plan, and just outside the Broom Conservation Area. The design statement points to the 2026 national planning rules, which give substantial weight to new homes inside villages, and to the district’s housing land supply, given as 2.21 years at March 2025 against the five years required.
On traffic, a transport statement by DTA Transportation says the High Street junction would be widened at the kerbs, with footways into the site and room for bin lorries to turn inside it. It says a traffic survey in April 2026 found low flows, and there were no recorded crashes on High Street in the last five years. The nearest buses, the 247 routes to Stratford, Alcester and Redditch, stop on Waterloo Road about 800 metres away.
What the village says
Five residents had commented by 25 October, and all object. They describe High Street at the entrance as one of the narrowest and busiest parts of the village, with parked cars, tractors and lorries, and drivers already mounting the pavement. They also raise overlooking of neighbouring gardens, the loss of mature trees, badgers, bats and newts, and whether Broom can take this alongside new housing and a solar farm planned around Bidford.
Warwickshire Fire and Rescue has no objection, provided fire hydrants are agreed before anyone moves in. Replies from county highways and Bidford-on-Avon Parish Council, which covers Broom, aren’t on file yet.
